Veiling Overname Ardeens hotel in uitbating, als belegging of in eigen beheer

Near the centre of picturesque Vresse-Sur-Semois (Rue du Petit-Fays), the exploitation of the hotel L'eau Vive (including real estate) is offered through the operating company Vresse Hotelexploitation (BE 0811.196.449).
The hotel l'eau Vive has been run by a permanent team for about 4 years and can rely on excellent operating figures (annual growth in turnover, stable ROI (annual eur 120,000,...), which makes the takeover of the hotel interesting both as an investment and for its own operation:
- As an investment, an ROI (including all costs) of 8.5% is applicable, whereby the risk of the
investment is covered by the value of the property.
- As an investment for own exploitation, the gross taxable income amounts to eur 120,000, whereby the personnel costs can be reduced by own exploitation, i.e. the repayment capacity has already been proven.
On the date of transfer (e.g. 01/05/2020), the company will consist of :
- The hotel complex (29 rooms and apartment) with spacious terraces and garden (8800m2) consisting of :
o Hotel (741m2) : entrance with reception desk, cozy restaurant (65 seats), breakfast room, bar, lounge and TV room, 26 rooms (double rooms with bathroom (bath or shower)) spread over 4 floors, technical rooms, elevator, garage and an indoor apartment for resident staff.
o An annex (132m2) consisting of 3 spacious, luxurious hotel rooms, which have been decorated very recently (2018).
- A family house (presently caretaker's house, 132m2)). Living room with kitchen, garage, storage room, bathroom and 3 bedrooms.
- 5 holiday chalets (ground floor per chalet 30m2), situated on the banks of the river : living/sitting area with open kitchen, 2 bedrooms and bathroom.
- Parking (rented from the municipality) opposite the hotel.
- The complete inventory of the hotel (furniture, supplies, ...)
- All bookings (including advance payments) as from the acquisition date and a provision for all social and government debts to be paid (including end-of-year bonus and employee holiday pay, VAT to be paid and corporate income tax on profits of previous years,...).
- 1 employee (cook) with a permanent employment contract
- The managers (on a self-employed basis) with a contract until the end of 2020
- The cleaning lady and handyman, on an independent basis with contract until the end of 2020
- All statutory inspections and permits
In addition, the recruitment of additional staff can be decided autonomously (2 auxiliary chefs, extra servants (reception and kitchen) and help at busy times (restaurant)).
This family hotel, still in full swing and growing, complies with all the laws imposed by the Walloon government, allowing the owner to obtain subsidies for refurbishment and renovation works (up to 40% of the investment).Attention : any bid made online is irrevocable and binding. A bid always remains binding, even in case of higher bids.
